5-9 CREEKSIDE

In partnership with CA Ventures, our design carefully respects the conservation area and cultural quarter within Deptford, through the introduction of new student homes and bespoke creative workspace.

Our proposals aim to complement Deptford's cultural hub with the addition of: 

231 purpose built student rooms (35% affordable)

Extensive public realm enhancements, including  tree planting, public seating and pavement widening 

3,101 sqm commercial floorspace (including creative workspace and not for profit café use) 

Our vision for Creekside is an employment-led mixed use development, with carefully designed architecture that reflects the building's industrial past and the historical significance of Creekside. The commercial uses have been meticulously designed to go over and above the current offering for existing tenants, both in terms of specification and quantum of floorspace. We have liaised extensively with existing tenant, Art Hub, who will have first priority on the commercial floorspace, to ensure that their requirements for maker's studios are fulfilled. The principles embedded within our social impact strategy will ensure a thriving community hub is retained at Creekside.

COMMUNITY INVESTMENT

Our site-specific Community Investment Programme (CIP) will deliver tangible benefits to the local community, including:

  • Social procurement and local supply chain, creating employment opportunities 

  • Supporting the local artist community through a £20,000 Public Art Fund

  • Harnessing the skills and energy of students through mentorship programmes 

  • Supporting the climate emergency and carbon reduction 

  • Bespoke commercial floorspace tailored to the requirements of existing tenants, at least 10% will be delivered at 20% below market rate

Partnership with Lewisham College’s Construction Campus to ensure that training opportunities meet their current requirements. The campus hosts over 300 students and is situated a four-minute walk to the site.

The Community Art Fund will provide a £20,000 pot of funding to be applied for and disseminated as the scheme prepares to open. The fund will commission local artists to design the public art for the scheme and will result in a high-quality cultural destination as well as supporting local artists.
