At Fifth State, we recognise and value the importance of social cohesion, irrespective of one's characteristics such as: gender, race, religion, sexual orientation, disability or neurodiversity. That's why the design of our buildings considers these factors pre-planning to ensure we contribute towards creating mixed and inclusive neighbourhoods. Our approach to development is predicated on extensive consultation with a diverse range of individuals to ensure that we accurately understand the specific requirements of the communities that we serve.
We design in low-energy systems and target low-zero carbon materials evaluating whole life-cycle performance.
We specify responsibly sourced, ethical materials providing key suppliers with a responsible sourcing questionnaire to complete prior to selection.
Wherever possible increase biodiversity within design, provide good views and biophillic processes - connecting our residents to the natural environment.
Our designs make use of clean, natural processes, incorporating fresh air movements, day lighting and climatic comfort.
We work to the circular economy principles, targeting to design out waste from concept to end of life.
Incorporating existing materials within our new developments is a principle implemented across every scheme.
Our designs promote physical and mental health & wellbeing e.g. weekly events programme to encourage social interaction.
SOCIAL RESPONSIBILITY
Fifth State promote a resident-led, engaged and authentic community which is predicated on resident participation. We provide support to residents to shape their own community, living experiences and culture.
Fifth State ethos, which includes a busy events programme, provides a platform for residents to build a community and develop a sense of ownership to help combat loneliness and alleviate mental health issues that have become prevalent in large cities like London.
We create site-specific Community Investment Programs which focus on fostering local partnerships, supporting personal development, providing employment, training and supply chain opportunities, and delivering community events derived from local community needs, with the aim of maximising regeneration benefits for the communities that we serve.
Outside of our developments, we are committed to being a positive force for change through a number of charitable organisations and social enterprises.

Circle Collective
St Pancras Amateur Boxing Club
Fighting for Change, HitClub is a social movement that is dedicated to raising funds and awareness to help others in less fortunate positions.
Through annual boxing events, we have collaboratively fundraised over £600,000.
Circle Collective supports young people experiencing a range of barriers to find permanent, life-changing work and teaching them important life skills.
They have incredibly put over 600 young people into employment.
St Pancras ABC is based in Kentish Town, acting as a community hub for Camden that partners with local schools, police, and probation officers to help young people develop self-belief, determination, and employability skills.
