FIFTH STATE CROYDON

Working alongside our partner Wittington Investments, planning consent has been granted for our community focused, mixed-use co-living development on the doorstep of East Croydon Station.

Our proposals will transform a vacant building into:

498 co-living homes, with an extensive range of shared amenities 

84 on site affordable homes

593 sqm of community & commercial space

Fifth State Croydon, situated on the doorstep of East Croydon station, will provide much-needed, sustainable, convenient and accessible rental accommodation for the local and wider London workforce, as well as traditional affordable homes. The ground floor has been thoughtfully designed to foster community connections, a portion of the commercial space on the ground floor is envisaged as a flexible/ exhibition space and will be be occupied by local community organisations. Our proposals include a range of on-site and off-site public realm enhancements, including tree planting, installation of new paving and closure to the unsightly subways the north and west of the site, to provide a welcoming and attractive environment for the proposed development. We will work hand in hand with the council and local stakeholders to bring this exciting development to life, creating a mixed and inclusive neighbourhood.

COMMUNITY INVESTMENT

Our site-specific Community Investment Programme (CIP) will deliver tangible benefits to the local community, including:

  • The creation of a community hub available for a wide range of events

  • Delivering all inclusive, community-led residential accommodation that will be accessible to many 

  • Bespoke training and employment opportunities, both during the construction and operational phase 

  • Supporting local businesses through hosting events and sourcing produce through local suppliers where possible

45-70 Full time Employees (FTEs) on site upon completion

£1.6m - £7.6m additional economic output (GVA) supported by the new workforce each year 

£1.4m - £3.0m in gross tax revenues each year, supported through economic activity on site 

£5.7m in residential expenditure per year. 50% retained within the London Borough of Croydon and 17% retained in East Croydon locally.
