FIFTH STATE BERMONDSEY

Alongside development partner Wittington Investments, our consented scheme aims to deliver a residential-led mixed use offering that contributes significantly to the requirements of the local area.

Our proposals aim to deliver:

605 co-living homes, with an extensive range of shared amenity spaces

120 on site affordable homes (40% affordable housing)

946 sqm of commercial floorspace (including affordable workspace and not for profit community cafe)

Our proposals for Ilderton road will deliver a significant quantum of accessible co-living apartments as well as traditional affordable homes, alongside a complimentary selection of commercial uses. Through forming strong relationships with local stakeholders, to include Ilderton Primary School, South Bermondsey Kitchen and Bonamy & Bramcote residents, this has directly shaped our proposals through the inclusion of a not for profit community café and convenience store. This was important to us in ensuring that the socioeconomic benefits of the proposed scheme are enjoyed by the wider local community as well as future residents. We will continue to work closely with the London Borough of Southwark and local stakeholders to ensure the benefits of the proposals are maximised for the local community.

COMMUNITY INVESTMENT

Our site-specific Community Investment Programme (CIP) will deliver tangible benefits to the local community, including:

  • The ground floor community café will host a range of events hosted and be shaped by local residents 

  • Educational programmes and apprenticeships with local institutions (e.g City of London Academy) included as part of construction phase of development 

  • Supporting local businesses through hosting events and sourcing produce through local suppliers where possible

  • Extensive greening and public realm improvements, including a new pocket park, play areas and a number of areas to dwell

375 construction related jobs supported during the construction phase, as well as £2m additional expenditure

£130k in annual business rate payments through commercial space within the Proposed Development.

90 direct jobs created on site as a result of the Proposed Development provided through the commercial floorspace and managerial roles

£6.3m in total residential expenditure per year from the homes provided by the Proposed Development’s Shared Living and affordable housing units
